KMS Capital is a private investment firm with a focus on commercial real estate assets located in markets with strong economic fundamentals, primarily in the Northeastern US. We seek to make high quality investments at discounted valuations in assets with value-added opportunities in order to generate attractive risk adjusted returns for our investors. The firm leverages its strong local relationships - built over 20 years of real estate experience - as a competitive advantage to source unique and rare opportunities.  

How it works.

KMS Capital, as a general partner (GP) / sponsor, will source the investment opportunity, evaluate and underwrite the asset, secure financing, and negotiate all legal documentation before it finally closes on the acquisition. Once it owns the property, KMS manages the asset during the investment hold period.

KMS raises a majority of the equity for a given deal from its investors, known as limited partners(LP), who will invest in a single purpose partnership that owns the investment property.  The LPs will be provided with ample information to understand every aspect of the investment, including its risks and upside. KMS will typically invest 10% of the total equity in each of the investments to align its interest with those of its investors.

In conjunction with our Transaction Advisory services, we help our clients navigate the complexities of 1031 Exchanges.
